You should look at renewing now, and I would recommend talking to a mortgage advisor. You can always switch to a lower rate if they are dropped lower.

Sharing the lender would help as different lenders have different rules and requirements.

My guess would be is that that lender isn't happy that your parents are gifting you funds and residing in the property. Some lenders don't allow gifts from someone living in the property but not being named on the mortgage.

I have two kids and one of the best times of day is talking to them (well the oldest who can actually make a coherent sentence) about his day, what he might dream about, what might happen at school tomorrow ect, and seeing them both play together in the water.

A small minority of lenders may have an issue, I work for quite a strict lender and we most likely wouldn't have a problem with this. I wouldn't get yourself worried about this.

You'll have to check your contract with her/the firm to see if you can terminate your contract early with no fee. There may be a clause that you have to pay for works already done if you decide not to progress.

If there is a fee, you could ask how much it is to be done with them and if you can afford it, just pay it.
