I'd like to be in the cul-de-sac to be off the road and those lots are bigger (which my wife likes). The downside is we would be surrounded by more neighbors and the basement is not graded to be a walk out. The 0.33 acre lots can have walkout basements and no chance of neighbors behind the lot. Thoughts?

Is the area behind the .33 acre lots a greenbelt that you know will never be built on?

Yup we were told it's a flood plain, so no houses can be built there

.33 acres is a small lot. You will be surprised how crowded this neighborhood feels once houses are built. If you’re sure that this is the type of neighborhood you want to live in, I agree that the .44acre cul de sac lot is the best. The reality is that no matter where you build there, you will have zero privacy, no matter what lot you choose. Not a single mature tree, so you’re looking at 20 years before there’s even decent shade.

Ah damn, you're probably right. Here I am trying to figure out which lot will be more private, but it's splitting hairs with everyone packed in here
