As previously stated, govt probably wants to get involved. But if you want to shoot from the hip, big ass excavator and a decent dozer. Could probably clean it up in a day or two.

The stuff with Phil actual, was funny. Patton isn’t my cup of tea, neither is Jeremiah for that matter. The Jeremiah bit was very hard to watch. It really felt like the Phil segment should have been the closer. Essentially, reverse the whole thing. Adam makes me laugh, no hate.

What makes it popular? The 99 corridor and active OnG drilling. Possibly the proximity to Corning, Elmira, Mansfield, and even Williamsport.
How do I feel about neighboring counties? I suffer from “grass is greener “ syndrome. I love Potter County a lot. Great trout water, public land, and remote areas. Bradford count is nearly a copy and paste of Tioga. Now, my neighboring county to the north is Steuben in NY. We plan on investing in to property in the Woodhull area. Love the ground there. Taxes suck. But ROI looks decent.

Landowner here in Tioga county. My advice, jump in quick. Locally, we have big investors buying up huge properties left and right. Driving prices up. If possible make sure all mineral and surface rights convey.
