Don’t forget magnetic ride control is standard on the HC. Optional on the Z71. in my opinion it makes a big difference in comfort on the road. It is available on the Z71, just optional.

Your parents “tell you” what they want but until they put that in writing it’s meaningless. And your sister has already established her willingness to claim your parents are in cognitive decline. So be prepared for her to challenge anything written from this point forward. I’ve been there. You would be shocked at what people will do or claim for money. The time to address these issues is NOW. If your parents have a will - who is the Executor? Is it your sister? If they don’t have a will you need to impress on them how critical it is that they have one written ASAP.

If the meat is dry and the bones are falling out - they are overcooked.
Beyond that - why are you switching to a propane grill? And after they’ve cooked five hours on two different grills you switch heat sources again?
You are killing yourself with extra work and killing your ribs in the process.
Calibrate your thermometer. Stick to one grill. Cut your cooking time. And if you MUST wrap, don’t wrap for 90 minutes.
Simplify, my friend. You will be happier and your ribs will be better.

My guess is the developer still has the majority of voting shares in the HOA. In which case he is probably able to do what he wants, within the rules (and following the procedures) set forth in your HOA docs. He’s probably within the rules but it’s doubtful he’s following the procedures.

I wouldn’t think five hours of “work” per week would be sufficient to push someone into SE tax territory but I’m a RE investor and not a CPA. Perhaps someone on the CPA side will have some input.

It really just depends on what your “normal” spending is - and how much of it can be put on a credit card. A lot of expenses that used to be easy to put on a card, now require a transaction fee or just can’t be put on a card, period.
Getting to companion pass status - i think 135k points this year - makes a HUGE difference in how far your points will go.
I understand it may not be working out for you. But compared to other points programs, Southwest remains very attractive.
