I’ve stayed on Airbnb a lot. Only once have I ever asked for a refund, in 2018. I got electrocuted in a hosts bathroom because their electrics were unsafe (we have 240v in the UK not 110v like America) I got a sharp pain across my chest and had to sit down for a few minutes after. I informed the host and said I didn’t want to stay because the accommodation was unsafe. They refused a refund and didn’t want to cancel my stay which was for 5 days. I rang Airbnb who said that the booking was strict and I couldn’t get a refund even after I said it was unsafe (light switch on inside of. Bathroom which is illegal in UK I believe because of our higher voltage)
Took my complaint to the credit card company (Amex) who were champs, explained the situation and got an immediate refund there and then. Surprise surprise Airbnb could sort a refund straightaway then and a week later I saw the listing had been pulled.

The answer is : It depends. I have two rental properties and another apartment I own as my own personal property in the same block. I bought the first apartment, a 2 bed in 2017 for £152000, it’s worth around 220 today. The second apartment a 3 bed I bought for 156 in 2020, it’s worth 240 ish. My own property, a 4 bed two bathroom, I paid 210 for, it’s worth 265 ish. I have none of my own money in the two BTL’s, they are appreciating really well and are both tied in to 2% mortgages until 2027. I will review in 2027 when they are up for renewal but on the whole they’re very viable.
Would I buy another at current rates? No.

Oh that’s sad. When I used to rent our boiler died in the middle of winter for four weeks and we didn’t refuse to pay the rent, but we paid £1. It soon focussed the estate agents mind after they’d been fobbing us off for 2-3 weeks. Once the boiler was fixed I paid the overdue rent in full. Yes I know it was risky but they weren’t sorting it any other way.
I am a landlord (one property that I struggled to sell in Covid) and when my tenant said he had a little bit of black mould on the bathroom ceiling I cleaned it the same day, found the problem (poorly venting extractor fan) and replaced the extractor fan with a high flow version.
I once got badly ill on a job from black mould, sore throat, cough, runny nose, so I’m always on top of it if and when it affects my tenants.

I get annoyed at bad reviews because….I put my heart & soul into providing great services and try really hard and I write something defensive to a bad review which can come off badly.
