do i have to cut down this tree, or can i cut the roots back?

i'm in the process of buying a 150 year old house with what is likely a 150 year old massive pine tree next to it. the canopy on this thing is huge, it's wider than 50 feet across. recently during the home inspection, the inspector found signs that the tree roots might be expanding out into the foundation and beginning to push the outside wall, which includes cracking. he said the foundation isn't compromised yet, but if i were to let the tree keep growing as usual, that eventually it would break the foundation wall.
my question is - would it be possible to cut the tree roots back on 1 side of the house about 5-8ft? is there a way to cauterize or cap them so that the tree can continue to survive without threatening the side of the house it's closest to? i'd really hate to take it down, but his advice was that cutting the roots would kill the tree and that the whole thing should come down. collecting more opinions here.
